Miami’s Dixie BBQ, which specializes in serving classic American comfort food, will be opening a new outpost at 1316 Avenue J in the Midwood section of Brooklyn after signing a lease arranged by Eastern Consolidated’s Retail Leasing Division. The space is the former home of Dougie’s BBQ, which closed last year.
Eastern Consolidated’s Aric Trakhtenberg, Director, and Harris Bulow, Senior Director, exclusively represented the tenant, Dixie Avenue J LLC, in negotiating the 10-year lease for the space, which totals 2,500-square-feet on the ground floor and 2,000-square-feet on the lower level. Abraham Esses of Optimum Properties represented the landlord.
This is the second Brooklyn lease Trakhtenberg and Bulow have arranged for Florida restaurateur whose Miami restaurants include Dixie BBQ, Foozo Artisan Pizza, BOL Health Kitchen, and the legendary steakhouse Fuego by Mana. Earlier this year, Trakhtenberg and Bulow negotiated a lease for Foozo Artisan Pizza, at 3003 Avenue Jon the corner of Nostrand Avenue in the Flatbush section of Brooklyn.
“Dixie BBQ is a family-friendly brand that appeals to the neighborhood’s millennials and their children,” Trakhtenberg said. “The futuristic restauranteurs have been utilizing the latest technology to interact with their customers to create a pleasant and convenient experience. The cool urban restaurant is application based where you may build your burger and customize orders.”
Bulow added, “Dixie BBQ plans to serve the same popular fast casual kosher menu that has led to its success in Miami. The restaurant adds a Southern touch to traditional American favorites including hamburgers, hot dogs, kosher fried chicken, sandwiches, and shakes.”
The area surrounding the storefront at 1316 Avenue J enjoys tremendous foot traffic and is ideally located two blocks from the Avenue J subway station for the Q train, surrounded by six banks within a four block radius and surrounded by Touro College, yeshivah of Flatbush, Midwood Branch Library, the Baal Shem Tov library and umpteen different community facilities and religious institutions.
