HUDSON Arranges Family-focused Retail for Denville Commons

HUDSON Managing Principal Jason Gerbsman and Jillian Roe are exclusively marketing the last 12,000 square feet of available space at Denville Commons, a 75,000-square-foot Morris County shopping center at 3130 Route 10 West, in Denville, NJ. The availabilities represent the windup of a highly successful retail turnaround by the duo, which included arranging leases for such kid-friendly and family-focused retailers as Goldfish Swim School, Kidville, Bach 2 Rock, Code Ninja, Hand & Stone, and Orange Theory Fitness.

The remaining vacancies comprise a 1,900-square-foot space with venting for restaurant use; a 2,250-square-foot space that may also be vented for a restaurant; a 3,800-square-foot space; and two spaces that may be combined for 4,950 square feet located at the main entrance of the shopping center off of Route 10, offering the best visibility in the plaza. Ownership is seeking more high-end service and kids-oriented concepts to fill the balance of the vacancies. In addition, Denville Commons recently completed a $3,000,000 façade renovation.

The center is situated in an affluent area, home to approximately 136,215 households with an estimated 380,408 residents, and close to corporate headquarters of 48 Fortune 500 companies. With direct access to heavily trafficked Route 10, eastbound and westbound, it is projected that 50,000-plus cars pass by Denville Commons on a daily basis.

Mr. Gerbsman is the exclusive agent for the landlord, Denville Commons Associates. Various brokers represented individual tenants, including Davis Commercial for Goldfish Swim School; CBRE for Bach 2 Rock; Morrow Hill for Code Ninja; Ripco for Hand & Stone; and Jeffrey Realty for Orange Theory Fitness. Kidville, was a direct lease transacted by Mr. Gerbsman.
