Record Low Availability Rate In Greater Boston’s Laboratory Real Estate Market

8/24/16

Market Remains One of Strongest in Nation, According to Transwestern Research

Greater Boston’s laboratory real estate market posted its lowest availability rate on record, closing second quarter 2016 at 4.7 percent, according to “bioSTATus – Mid-Year 2016,” a research report from Transwestern. The report, released twice a year, highlights findings in Greater Boston’s biotechnology-related real estate market.

“Greater Boston’s laboratory real estate market is definitely one of the hottest markets nationwide,” said Northeast Research Director Chase Bourdelaise. “With the Cambridge market at only 2.2 percent available, the Boston and suburban markets have seen positive spillover, with the suburbs in particular providing quality, more affordable alternatives.”

  • During the first half of the year, 250,000 square feet of new laboratory inventory was delivered, while tenants posted 354,000 square feet of “take-up,” a measurement that tracks availability changes when leases are signed, intentions to vacate are announced or users break ground on new projects.
  • Eight of the top 10 life sciences firms by market capitalization now have a major presence in the Boston area.
  • Cambridge leads the market, with 2.2 percent of laboratory space available.
    • The highest availability rate is currently in East Cambridge – a mere 2.7 percent.
    • Mid Cambridge has 1.7 percent availability.
    • West Cambridge has no available or vacant space.
  • The Boston market has had 49,000 square feet of take up in 2016, with a current availability rate of 2.5 percent.
  • The suburban markets have had 105,000 square feet of take up, pushing availability to 10.7 percent, its lowest level since 2008.
